Understanding Credit Reports and Credit Scores for Apartment Rentals

Getting a free copy of your credit report is easier than ever, and if it's less than 30 days old, the Landlord should be able to accept it.  

You can get a free copy of your credit report here.

This is a credit report.  It does not include credit scores.   

Here is some general information on credit scores and credit reports that you might find helpful.

Q: How do landlords use credit reports and credit scores when evaluating rental applications?
A: Landlords may use credit reports and credit scores as a way to evaluate the creditworthiness of potential tenants. A credit score is a numerical value that summarizes a person's creditworthiness, and it can give the landlord a quick overview of a tenant's financial stability and ability to pay rent on time. A credit report, on the other hand, provides a more detailed picture of a person's credit history and can help landlords verify information such as income, employment, outstanding debts and payment history.

Q: Will a landlord always check my credit report and credit score when I apply for an apartment?
A: Not all landlords will check a tenant's credit report and credit score, but many will. It's a common practice for landlords to run credit checks on potential tenants as a way to assess their financial stability and ability to pay rent on time.

Q: What happens if my credit score is low?
A: If your credit score is low, it may make it more difficult to get approved for an apartment rental. Landlords may see a low credit score as an indication of financial instability or a history of not paying bills on time. However, you can use a guarantor or a third-party guarantor company as an alternative solution, such as a surety bond. A guarantor is a person who co-signs your rental agreement and promises to pay rent if you are unable to pay, or a third-party guarantor company will act as a guarantor on your behalf by providing a surety bond to the landlord. It's important to communicate with the landlord and explain your credit score situation.
Note that one of my jobs as a real estate agent is to know what kind of landlords are best to contact based on the given circumstances of any client.

Q: Can I still get an apartment if I have negative items on my credit report?
A: It's possible to still get an apartment even if you have negative items on your credit report, but it may be more difficult. Landlords may see negative items, such as a recent bankruptcy or eviction, as red flags and may be less likely to approve your application. However, you can try to explain the circumstances surrounding the negative items and show that they are not indicative of your current financial situation. You can also consider using a guarantor or a third-party guarantor company as an alternative solution.

Q: How often can I get a free credit report?
A: Federal law gives you the right to get a free copy of your credit report every 12 months from each of the three nationwide credit bureaus. Through December 2023, everyone in the United States also can get a free credit report each week from each of the three credit bureaus at AnnualCreditReport.com. Also, everyone in the U.S. can get six free credit reports per year from Equifax through 2026 by visiting AnnualCreditReport.com. That’s in addition to the one free Equifax report (plus your Experian and TransUnion reports) that you can get annually at AnnualCreditReport.com.

Q: Are there any ways to quickly improve my credit score?
A:  I do not offer financial advice, but anything you can do to improve your credit score can definitely assist your quest to get that application approved.   Here is a link to an article from another site with some information you may find useful.
