How to Pass The New York State Licensed Real Estate Salesperson Exam on Your First Try:  A Simple Guide

Becoming a licensed real estate salesperson requires passing the state real estate exam, which can be challenging. However, with the right preparation and mindset, you can increase your chances of passing the exam on the first try. Here are 5 tips to help you pass the state real estate exam on the first try:

  1. Familiarize yourself with the curriculum and the topics that will be covered on the exam by looking over the course syllabus, which can be found on the NYS DOS website. This will include the hours devoted to each topic, the key vocabulary and concepts, and will help you determine which areas you need to focus on and how much time you should spend studying each topic. A common mistake that students make is falsely assuming that there's more math on the exam than there actually is and as a result, they spend all of their time studying math at the expense of not learning other important topics. Understand the importance of each topic and don't overlook any subject matter.
  2. Use practical and helpful study materials. I found the materials provided by PREP AGENT to be particularly effective. The voice of Prep Agent was in my head guiding me through the exam. The materials provide detailed explanations, practical study tricks and advice, and examples that are easy to understand and retain. A common mistake that students make is using study materials that emphasize rote memorization and don't offer useful study tricks and advice.
  3. Take as many practice tests as possible. Practice tests are an excellent way to familiarize yourself with the format of the exam and to reduce test anxiety. Try to take full-length practice tests, as they will give you a better idea of what to expect on the actual exam. A common mistake that students make is not taking enough practice tests or only taking a few questions at a time, then they are overwhelmed when they suddenly have to take a 100 question test. I conditioned myself by taking 10, 20, 40, 70 then 100 question tests on a daily basis so that by my final week of study, I was taking 100 question tests on a daily basis.
  4. Take a break and give yourself time to take practice exams on a daily basis. Take at least a week to two week long break to practice taking mock exams daily. Don't schedule the state exam unless you passed the school's exam with at least 80% and are confident that you can take practice exams three times in a row and pass them. A common mistake that students make is not taking enough time to practice or not being prepared before scheduling the state exam.
  5. Take care of yourself and enter the test center feeling refreshed and self-confident. Make sure you are well-rested and well-nourished before taking the exam. The exam can be long and tiring, so it's important to be in good physical and mental condition. Make sure you get enough sleep, eat a healthy diet, and take breaks when needed to avoid burnout. A common mistake that students make is not taking care of themselves and showing up to the test center feeling unprepared or stressed.
In summary, passing the state real estate exam on the first try requires preparation, focus, and a positive attitude. By familiarizing yourself with the exam's curriculum and format, using effective study materials, taking practice tests, taking care of yourself, and conditioning yourself to take the test, you can increase your chances of success. Remember, passing the state real estate exam is not an impossible task. Stay positive, stay focused and don't give up! With hard work and determination, you can succeed!
