Note that the fee system and approval process for co-ops and condos will typically be much costlier and much more time consuming.
Are there ways to get the budget down?Depending on the situation, yes! Among other things, apartment hunting within a reasonable pre-qualification budget may cut out the need for third-party guarantors. Some landlords offer concessions on rent as well as discounts on the security deposit, but be careful as they can often be rolled right back in to the rent. There are also services that will eliminate the need to pay the entire security fee up front.
